Designed as the shining new heart of Boston’s Financial District, the Exchange at 100 Federal Street is a 10,000 SF transparent structural steel and glass pavilion. Inside are 8,500 SF of retail, 500 SF of kiosk space and an 8,990 SF year-round “winter garden.” The Exchange functions as a public gathering and event space, delivering a contemporary addition, responding to the form of the existing 37-story, 1971 office building. This project highlights the benefits of collaborative design loops by integrating owner, design, and construction teams to activate a pedestrian commuter thoroughfare with a landmark structure. The 69,846 SF basement space was converted into two stories of below-grade parking.
