Parcel 12, is a 545,000 SF mixed-use development consisting of two towers set atop a platform over the Massachusetts Turnpike and Massachusetts Bay Transit Authority (MBTA) Commuter Railway. The 21-story office building and 14-story citizenM hotel share a two-story podium containing 54,470 SF of retail. The 320-foot office building includes 295,000 SF of office space. The 170-foot hotel consists of 380 guestrooms within 129,655 SF. A 20,000 SF rooftop terrace sits on the top of the podium for the office tenants and hotel guests. The site offers 150 vehicle spaces in a two-story below-grade parking garage. The project renovated and reopened the Hynes Convention Center MBTA Station stop and a pedestrian tunnel, improving the streetscape, access and safety.
The Benjamin and VIA are two residential buildings part of Boston’s Seaport Square development. The Benjamin, at 22 stories, and VIA, at 20 stories, encompass a total of 832 apartments. The properties are divided by Courthouse Square, a 17,000 SF pedestrian link that consists of open space and 250,000 SF of retail across the first three stories of both buildings. The Benjamin and VIA share a three-story below-grade parking garage that offers 780 spaces. With close proximity to the Boston Harbor, McNamara • Salvia overcame geotechnical challenges to construct the 1,552-foot-long, 86,500 SF reinforced concrete slurry wall foundation around the perimeter.
Echelon Seaport is a three-building residential complex that completes 1,300,000 SF of Boston’s Seaport Square development. A total of 717 residential units and 125,000 SF of accompanying retail and restaurant space are anchored by a central courtyard and pedestrian mall. Multiple passages are found within the plaza featuring a landmark bridge, multi-level outdoor seating, artwork and tree canopies. The three buildings vary in massing, heights and materials to reflect Boston’s diverse infrastructure. The 60,000 SF space of amenities include two signature outdoor pools, an indoor pool, sun decks, a fitness room, and private terraces. There is also a below-grade parking garage which fits 560 vehicles.
Waterside Place is a 20-story residential building located in Boston’s Seaport District. The 350,000 SF tower was constructed over the I-90 extension to the Ted Williams Tunnel. The residential program contains 236 units accompanied by 10,000 SF of ground-floor retail offerings. Amenities include a 7,000 SF Innovation Center for start-up companies, a fitness center, lounges, and two expansive green roof decks. In addition, 140 vehicle spaces are located on site in an above-grade parking garage.
