15 McGrath Highway is a nine-story state-of-the-art life science building in Somerville, Massachusetts. The 262,000 SF lab and office development also includes creative arts and enterprise space, retail, and 268 below-grade parking spaces.
585 Kendall is a 16-story mixed-use building in the heart of Cambridge’s Kendall Square. Anchoring the first three stories of the development is 585 Arts, a 30,000 SF performing arts center. 585 Arts features a 380-seat theater named The Platform on the second and third floors, a rehearsal studio, and the Ground Floor Commons, which spans the building’s ground floor. The Ground Floor Commons includes a community corner, multi-function space, box office, and the Commons Stage, an informal amphitheater with 150 seats and a fully accessible stage. The remainder of the tower includes 500,000 SF of life science and office space, leased entirely by Takeda Pharmaceuticals.

Emerson College’s Little Building underwent its first overhaul in over 100 years. From decades of deterioration, the falling façade needed stabilization consisting of repair, replacement and restoration; furthermore the building needed a new seismic lateral resistance system. Expanded floor space to the south and an added 13th floor increased accommodation from 748 to 1,044 beds and provided larger social spaces. The design team lacked crucial information due to limited existing drawings, previous renovations, and concealed structure. Therefore, a major analysis of the entire structure was conducted. The renovation mirrored historically significant features of the façade while leaving historic landmarks undisturbed.
MGM Music Hall Fenway is a 5,000-seat venue adjacent, and connected to, Fenway Park. The 180,000 SF Theater was constructed on a triangular open-air site previously used as a service area. The multi-purpose performing arts center consists of three seating tiers, topped with a rooftop terrace. Beyond the new construction, this project also involved improvements to the existing stadium itself. A two-story vertical expansion of the Fenway Garage boasts 32,000 SF of new event space and fan amenities. Interior renovations of the current two-story garage enhanced service areas for the stadium as well as added space for the new theater.
