238 Main Street (Building 3) at MIT’s Kendall Square SoMa development is a combination of new and existing structures. The previously existing Kendall Building at 238 Main Street was repurposed with a 12-story addition. The existing five-story historic building was retained with 69,219 SF of office space. The 200-foot addition to the rear created 280,000 SF of laboratory, research and office space. The main entrance gives way to a five-story light-filled atrium that further connects the lower masses of the structures. The streetscape is enlivened with 27,000 SF of retail, as well as communal outdoor green space.
