1055 Clermont Street is a component of the former Denver Veteran’s Administration “VA” Medical Center renovation and adaptive reuse master plan project. Originally constructed in 1952, the reimagined structure is given new life as a 492-unit residential building, now on the Historic Registry.

To meet a tight budget, McSal took advantage of provisions in the International Existing Building Code (IEBC), copiously analyzed existing steel beams to confirm they could support new balconies and mechanical units, and created an advanced slab model of the seventh-story roof to justify a new rooftop amenity space, complete with a new swimming pool, all without significant structural reinforcing. Our team was able to prove that only minimal, localized reinforcing of the structure was required to transform the building from a hospital to a mixed-use apartment building.
